Affordability Improved. So Why Did Fresno Buyers Stall?

Housing just handed Fresno homeowners a strange scorecard: affordability actually got better last month, and buyers still backed away. If you are thinking about selling in Fresno or Clovis this fall, that gap is the whole story.

The National Association of Realtors released its July existing home sales report this morning. Sales fell 1.7% to a 4.06 million annual pace — the second straight monthly decline. But the Housing Affordability Index came in at 103.3, up from 98.3 a year ago. Anything above 100 means a typical family earns more than enough to qualify for a median-priced home. Affordability improved in all four regions, and the West led the entire country at +7.3%.

Prices did not cooperate. The national median hit $434,100 — the 37th straight month of year-over-year gains. And first-time buyers fell from 33% of the market in June to 29% in July. Four points in a single month. Cheaper on paper, emptier in practice.

What this means for Fresno homeowners

  • Fresno is where the affordability gain is actually real. Our median sits near $407,820 — roughly $214,000 below the West’s $622,000 median. A national index improvement shows up in a Central Valley monthly payment in a way it never does in coastal California.
  • The buyer pool got thinner, not richer. At 41 days on market and 3.1 months of supply, Fresno is balanced — but fewer first-time buyers means more showings, more contingencies, and more deals that unravel at the inspection or the appraisal.
  • Waiting on rates probably will not fix it. Dropping from 6.76% to 6.00% saves a Fresno buyer about $162 a month. That is not what is keeping people out of a house. This is a confidence problem, not a payment problem — and a cash sale sidesteps both.

If your house needs work, or you cannot afford to sit through a hesitant buyer pool and a financing contingency that may never close, selling for cash removes the variables: as-is condition, no repairs, no commissions, no lender, and you pick the closing date.
