Mortgage applications fell 2.7% last week, and most headlines stopped right there. The more useful story for Fresno homeowners is one line further down: buyers did not quit. They changed the loan.
According to the Mortgage Bankers Association weekly survey for the week ending September 4, the average 30-year fixed conforming rate climbed to 6.85% — the highest since June 2025. Refinances took the hit, falling 6% for the week and running about 25% below last year, the slowest pace since May 2025. Purchase applications barely moved at all: down two-tenths of one percent, and still up 4% from a year ago unadjusted.
Here is the part worth paying attention to. Inside that same survey, the 5-year adjustable-rate mortgage was the only rate that went down — to 5.82%. The share of applicants choosing an ARM jumped to 8.5%, the highest since June, and the FHA share rose from 15.9% to 17.2%. On a $400,000 Fresno home with 10% down, that roughly one-point gap works out to about $242 a month in principal and interest by our math. Buyers found that number and moved.
What this means for Fresno homeowners
- Your buyer pool is stretched thinner than it looks. People reaching for ARMs and FHA financing are at the edge of what they qualify for. A low appraisal, a repair request, or an FHA property-condition flag is far more likely to blow up the deal.
- Refinancing your way out is getting expensive. With refi volume at its slowest weekly pace since May 2025, pulling equity to fund pre-listing repairs is no longer the cheap move it was two years ago.
