The Census Bureau reported that July retail sales fell 0.6% to $763.6 billion, the biggest one-month drop in more than a year, at a time when Wall Street had penciled in a small gain. Online spending dropped 2.2%. Auto sales fell 1.8%. Two hours later, consumer sentiment came in at 51 — its first decline in three months.
But two lines buried inside that report tell the entire housing story. Furniture and home furnishing stores were the only major category down from a year ago, at negative 1.2%. Building materials and garden supply stores were up 0.3% for the month and up 6.7% from last year. You buy furniture when you move. You buy lumber and paint when you are staying put. Home improvement has grown from 33% of all residential construction spending in 2007 to roughly 45% today.
