If you saw a headline this morning saying the economy grew a sluggish 1.5% and figured cheaper mortgage rates are finally on the way to Fresno, read the line underneath it. That is where the real story is — and it points the other direction.
The government’s second estimate of second-quarter GDP left the headline alone at 1.5%. But real final sales to private domestic purchasers — consumer spending plus business investment, the cleanest read on actual demand — came in at 4.2%, and it was revised up. Households and businesses are still spending. The headline only looks weak because of trade and inventory swings that have nothing to do with whether your neighbor can afford a house.
Inflation inside that same report moved the wrong way too. PCE was revised from 5.1% to 5.3%, and core PCE went from 3.4% to 3.6%. Strong private demand plus hotter prices is exactly the combination that keeps the Federal Reserve parked at its September 15–16 meeting. The 30-year is already at 6.74%, mortgage applications fell 1% last week, and purchase applications are down 3.4% from a year ago.
What this means for Fresno homeowners
- The rate-cut rescue is not coming this fall. If your plan was to list once rates drop, this report pushed that timeline out again. Waiting has a carrying cost — taxes, insurance, and a payment you are still making every month.
