If you have been waiting for a better moment to sell your Fresno house, August’s economic report gave an odd answer: the broad economy cooled off, and housing was one of the few things propping it up.
The Chicago Fed’s National Activity Index — one number built from 85 separate economic indicators — came in at -0.04 for August, down from +0.08 in July. Anything below zero means the economy grew slower than its historical trend. Underneath that headline, production and income dragged at -0.07, and sales, orders and inventories fell from +0.15 all the way to a flat 0.00.
The one category that moved the other way was personal consumption and housing, which flipped from -0.06 to +0.01. That is a small number carrying a lot of weight. Housing had been negative in 9 of the previous 13 months, and it turned positive in a month when the 30-year fixed mortgage sat at 7.20%. In other words, buyers are still transacting in spite of what money costs — not because borrowing got any cheaper.
What this means for Fresno homeowners
- Demand is real, but it is rate-limited. A Fresno buyer at 7.20% qualifies for a much smaller loan than the same buyer did two years ago. Showings still happen; the offers just come in tighter, and appraisal and financing fall-through risk stays elevated.
- The rest of the economy is cooling under the surface. Sales, orders and inventories going flat is the part that eventually reaches paychecks in the Central Valley. Softer job confidence usually shows up in buyer behavior a few months later, which argues against waiting indefinitely.
- A cash sale takes the interest rate out of the equation. When a buyer does not need a mortgage, 7.20% is irrelevant, there is no lender timeline, no appraisal contingency, and no repair demands from an underwriter.
