Inflation Cooling: Will Fresno Mortgage Rates Drop?

If you own a house in Fresno and you have been waiting for mortgage rates to fall before you sell, Thursday’s productivity report is the first number in months that quietly argues in your favor.

Second-quarter productivity jumped 1.4%, more than double the 0.6% economists expected. Because workers produced more per hour, unit labor costs rose just 1.3% when Wall Street was braced for 2.1%, down from 2.3% the prior quarter. In manufacturing, unit labor costs did not rise at all. Unit labor costs are the wage-to-inflation channel the Federal Reserve watches most closely — when productivity outruns pay, businesses absorb raises instead of pushing them into prices.

That is cooling inflation without job losses, which is the only version of lower mortgage rates that does not show up attached to a recession. Jobless claims backed it up at 199,000, still historically low, and July layoff announcements were the smallest in two years.

What this means for Fresno homeowners

  • Nothing has changed on your rate sheet yet. The 30-year is still sitting around 6.7%. A soft labor-cost print is a signal, not a rate cut, and buyers in Clovis, Sunnyside and northwest Fresno are still qualifying at that 6.7%.
  • Do not reprice your house around one report. Productivity is the most heavily revised number in economics. Buried in the same release: labor’s share of output fell to 52.9%, the lowest since 1947. Paychecks are not exactly booming for the Valley buyers who need to qualify for your house.
  • Waiting has a carrying cost. Every month you hold out for a better rate is another mortgage payment, another property tax accrual, another insurance premium and another month of deferred repairs. A cash sale takes the rate guessing off the table completely.

If your Fresno property needs a roof, has tenants you would rather not manage, or is tangled up in a probate or a divorce, the interest-rate story is mostly noise. Selling for cash means as-is — no repairs, no cleanout, no agent commissions, and you pick the closing date. At Big Buys Houses we buy Fresno-area homes as-is for cash.
