Jobs Report Revisions Keep Fresno Mortgage Rates High

If you have been holding off on selling your Fresno house because you expected a weak jobs report to finally push mortgage rates down, this morning went the other direction — and the number that matters most was not the headline.

The Labor Department reported the economy added 162,000 jobs in August. Wall Street expected 53,000. Unemployment held at 4.1%. But the real story sits at the bottom of the release: July — the month that originally printed as a loss of 23,000 jobs and set off a week of recession headlines — was revised to a gain of 21,000. June moved up too. Together, those two months came in 55,000 jobs better than we were told.

Here is why that matters more than the 162,000. Just last Friday, the annual benchmark revision erased 79,000 jobs from the books. This morning, the monthly revisions added 55,000 back. Swings that large in both directions inside of one week mean nobody — including the Federal Reserve, which meets in 12 days — really knows what the labor market did this summer. And your mortgage rate is being set off of it.

What this means for Fresno homeowners

  • Rate relief is not coming from a soft labor market. The 30-year fixed sat at 6.88% last night, just under its 52-week high. Buyers had been waiting on weak jobs data to break rates lower. This report says the labor market never cracked.
  • Your buyer pool is thinner than the headline suggests. A $400,000 Fresno home with 10% down runs roughly $2,366 a month at today’s rate — about $210 a month, or $2,500 a year, more than at last year’s low. That payment gap is what keeps local buyers on the sidelines and stretches days on market.
  • A cash sale takes the rate out of the equation. A cash buyer does not need a lender, an appraisal, or a loan committee reading revision tables. Your closing does not hinge on what the Fed decides in 12 days.

If you are watching the news and trying to decide whether to list now or wait out the Fed, there is a third option that does not require guessing which way the next revision goes. Selling for cash means as-is condition, no repairs, no agent commissions, and you pick the closing date. At Big Buys Houses we buy Fresno-area homes as-is for cash.
