Six out of every ten people browsing homes online right now are looking at listings in a metro they do not live in. If you own a house in Fresno, Clovis, or anywhere in the Central Valley, that number is really a description of your buyer pool.
Realtor.com just released its Cross Market Demand Report. In the second quarter of 2026, 60.1% of home views coming out of America’s 100 largest metros went to listings in a different metro — up from 48.2% before the pandemic. Out West the share is closer to two-thirds, and San Jose is the extreme case at 94.4%.
The line nobody is covering sits right in our backyard. In Stockton-Lodi, 71.5% of shoppers looked outside their own metro, and their number one destination was Sacramento — a market that costs about 4% more, not less. Stockton’s unemployment rate is 6.2%; Sacramento’s is 4.8%. Those buyers are chasing work, not cheap housing. That flips the usual story about Valley migration, and it changes how you should think about pricing and marketing a home here.
What this means for Fresno homeowners
- Your buyer may never have set foot in Fresno. Out-of-area shoppers screen dozens of listings online and tour once, if at all. Photos, floor plan clarity, and an honest condition description do the heavy lifting long before anyone books a flight or drives down Highway 99.
- The rate is not what changed. Freddie Mac’s 30-year came in at 6.66% today, essentially flat. Mortgage rates held steady — the buyer pool moved. Waiting on a rate drop means waiting on the wrong variable.
- Relocation buyers are slow to close. Remote lenders, appraisal gaps, travel schedules, and a house they still have to sell back home all stack contingencies onto your escrow. A cash sale strips every one of those out.
