What commissions cost in 2026
The national average total real estate commission is about 5.7% of the sale price — roughly 2.9% to the listing agent and 2.8% to the buyer’s agent (about 5.47% on average in California). On a $400,000 home, that’s around $23,000. Commissions have always been negotiable, and after the 2024 NAR settlement (which included a $418 million payout and new rules), buyer-agent fees can no longer be advertised on the MLS and must be negotiated directly.
The case for an agent vs. the case against
The case for a good listing agent: marketing reach, pricing help, and negotiation — which can matter most on a clean, move-in-ready home in a hot pocket. The case against: if your home needs work, or you value speed and certainty, you may be paying 5–6% for showings, repairs, and months of waiting you didn’t want anyway. Neither is “right” — it depends on the home and your goal.
Your no-agent options
- For Sale By Owner (FSBO) — you keep the listing-side commission but do the work, and you’ll often still pay a buyer’s agent.
- Flat-fee MLS — pay a small fee to list on the MLS yourself.
