If you are a Fresno homeowner waiting on the Federal Reserve to bring your mortgage payment down, you are watching the wrong number. The Fed does not set the 30-year mortgage rate. A gap that almost nobody talks about does — and right now that gap is the only reason rates still start with a six.
Here is how it actually works. The 30-year fixed tracks the 10-year Treasury yield, plus a markup that lenders and mortgage-bond investors charge on top. That markup is called the mortgage spread. As of this week the 30-year fixed sits near 6.81%, a three-week high following Fed Chair Warsh’s Jackson Hole remarks, while the 10-year Treasury is around 4.76%. That puts the spread just under two full points, against a historical norm closer to 1.60% to 1.80%.
Wide as that sounds, it has been far worse. HousingWire’s Logan Mohtashami ran the counterfactual: if the spread were as ugly today as it got at its worst in 2023, the 30-year would be 7.95%. At 2024 levels it would be 7.57%. At 2025 levels, 7.38%. On a $400,000 Fresno house with 20% down, the difference between 6.81% and 7.95% is roughly $249 a month — about $2,985 a year — on the exact same home.
What this means for Fresno homeowners
- Your buyer pool is wider than the headlines suggest. Every bit of spread compression pulls more Central Valley buyers back into qualifying range at today’s Fresno price points, without the Fed moving at all.
- The Fed is not the trigger most sellers think it is. Warsh has said he will vote for hikes if inflation does not improve, and PCE is still running near 3.7%. Friday’s August jobs report will drive the headlines, but the spread is what has actually been holding rates under 7%.
