July’s inflation report was good news on its face: prices rose just 0.1% for the month, annual inflation cooled to 3.4% from 3.5%, and core inflation came in at 2.5% — the closest reading to the Fed’s target all year. If you’re a Fresno homeowner waiting for rates to drop before you sell, that sounds like progress. Then you look at where the increase actually came from.
Shelter — the CPI line that tracks rent and the rental value of owner-occupied homes — rose only 0.1% in July. That tiny move still accounted for roughly two-thirds of the entire monthly all-items increase. Read that again: one category, barely moving, did most of the work. Everything else in the basket has largely stopped pushing prices up. Housing is no longer part of the inflation story. It is the inflation story.
That matters here because it creates a loop most sellers never see. The cost of housing is what keeps inflation above the Fed’s target. Inflation above target is what keeps the Fed on hold. The Fed on hold is what keeps mortgage rates near 7%. And shelter CPI is a slow-moving index — it trails actual market rents by roughly a year. So even in a Central Valley rental market that has already flattened out, the number the Fed watches takes many more months to reflect it.
What this means for Fresno homeowners
- The wait has a long fuse. Housing costs are the last thing holding inflation up, and they’re the slowest input in the whole index. A meaningful rate drop is a 2027 conversation, not a fall-of-2026 one.
- Carrying costs keep running. Every month you hold out for a better rate environment is another month of taxes, insurance, utilities, and deferred repairs on a house you’ve already decided to leave.
- Cash takes rates out of the equation. A cash buyer doesn’t need a mortgage, an appraisal, or a Fed decision. That’s the one way to sell into this market without your timeline depending on a CPI print.
If the reason you haven’t sold is that you’re waiting on rates, understand what you’re actually waiting on: a housing-cost index that moves a year behind reality. Selling for cash skips all of it — as-is condition, no repairs, no commissions, and you pick the closing date. At Big Buys Houses we buy Fresno-area homes as-is for cash.
